The plot on which the project is located is Pentagon-shaped and occupies a surface area of 581.33m². The main facade is chamfered with the streets of the Eixample Barcelonès, Mallorca Street and Muntaner Street, north-west and south-west respectively, 20 metres wide each. The rear façade faces the interior of the block.

The building adjoins a building with a ground floor plus 6 floors, attic and upper attic on Carrer Muntaner and a ground floor and 5 floors on Carrer Mallorca.

This is a building for a 4*** hotel and car parks located at Carrer Muntaner 110 corner with Carrer de Mallorca 178 in Barcelona.

The pre-existing facade on the ground floor, first floor and second floor has been preserved, and a new three-storey elevation has been added to resemble the pre-existing ones, according to a favourable report by the Technical Commission for Maintenance and Improvement of the Eixample. Reproducing all the ornamental elements of the same with artificial stone. The top floor is a mansard roof with a slate finish, imitating a typical way of finishing the buildings of the Eixample at that time.

The building contains the following uses: Basement C floor for parking, Basement B floor for parking and hotel services, Basement A floor for hotel services and parking, Ground floor for hotel common areas, Mezzanine floor for hotel rooms and common areas, Floor floors for hotel rooms and Roof floor for hotel facilities and common services.

Basement floor C is used for parking and has 14 parking spaces for cars, 3 parking spaces for motorbikes and a storeroom. A staircase and a lift with a capacity for 10 people connects the 3 basement floors with the hotel's ground floor lobby with direct access to the outside.

Basement B is used for parking and storage and has 2 parking spaces for loading and unloading, 2 adapted car parking spaces, a motorbike parking space, two storage rooms and hotel facilities. It also has an exclusive bicycle parking area. The same vertical communications core as basement C consists of a staircase and a lift with a capacity for 10 people that connects the 3 basement floors with the hotel's ground floor lobby with direct access to the outside.

Basement floor A is intended for public residential use. The hotel staff quarters, such as changing rooms, dining room, laundry, storerooms and a parking space are located on this floor. It has an exclusive staircase for this floor that communicates with the ground floor with direct access to the exterior. It also communicates through an independent lobby with the same vertical communications nucleus that links the 3 basements with the lobby of the hotel's ground floor with direct access to the outside.

The Hotel reception is located on the ground floor. Access is via the middle point of the facade on the ground floor. On this floor there are also the hotel's offices, electrical chamber, installations cupboards, management office, kitchen, toilets and lounges. Vertical communication with the upper floors is via two staircases and two lifts, one of which also communicates with the 3 basement floors. The access ramp to the car park is located at the lowest point of the site, on Carrer Muntaner, next to the Hotel's service entrance.

The mezzanine floor can be accessed through the two protected staircases and the two lifts. An open-plan living area, with a double space above the ground floor, serves as an entrance hall and connects to 2 rooms through a distributor, directly to 2 multi-purpose rooms and a nucleus of bathrooms.

The floors consist of two protected staircases and two lifts for up to 10 people. There are 14 double rooms with bath or shower and two offices serving on each floor.

On the roof floor there is a swimming pool for clients and the building's own auxiliary facilities.
