NZEB residential building between party walls in the Eixample district of Barcelona




This is a new construction project for a multi-family building with 22 dwellings, 1 commercial premises and parking spaces in the basement floors, located at Carrer Diputació 420-422 in Barcelona, zone 13E, Eixample.
Its main use is for housing. Housing on the ground and ground floors, premises on the ground floor, and parking in the basement. The car park is for private use.
Basement floors A, B and C have 9, 14 and 14 parking spaces for cars respectively, 10m² of space reserved for bicycles in basement A and 3 parking spaces for motorbikes in basement C. It has a vertical communication core consisting of 2 lifts, one of them with double boarding. The transformer station is in basement A.
On the ground floor: access to the lobby and access to the car park, as well as the centralisation of water, electricity, telecommunications and rubbish room meters. Also, the personnel entrance to the transformer station.
The vertical communication core of the different residential floors is made up of a staircase and 2 lifts that connect all the floors above ground level with the floors below ground level used for parking. There is also a staircase that connects the ground floor with the basement for direct access from the street to the car park.
On this floor there are two duplex flats (ground floor and mezzanine) which are accessed through the main entrance hall. Their functional program is a living-dining room, kitchen and bathroom on the ground floor and 3 double bedrooms and two bathrooms on the mezzanine floor. These properties have private swimming pools on the ground floor terrace, inside the block.
There is also a shop that has direct access from Diputació street and is developed on the ground floor and mezzanine through a staircase.
The ground floors consist of a vertical communication core with four flats per landing. The functional programme of the flats consists of one or two bedrooms, kitchen-dining-living room or separate kitchen, and a bathroom. The flats facing the rear facade have a terrace.
On the roof floor there is a laundry drying area, centralisation of gas meters, upper telecommunications enclosure, as well as the building's own auxiliary installations. It also has a swimming pool for communal use.
The air conditioning and domestic hot water systems for each home are aerothermal heat pump type. Each home has its own heat pump and a Hidrobox type indoor unit for the production of DHW controlled independently for each home.
Aerothermal heat pumps supply more useful energy, in form of heat, than the electrical energy they consume, and can produce savings of up to 40% compared to a conventional heating system if they are used properly.
Ventilation is provided by a double-flow mechanical ventilation system with heat recovery, with supply and return air being ducted through a system of ducts.
Air is supplied to each room and extracted through bathrooms and kitchens to the roof floor. This system provides comfort in terms of air quality and energy savings through ventilation exchange.
It improves by 18.75% on the values established in the DB HE and DB HR of the CTE as the building envelope has been designed to be a nearly Zero Energy Building (nZEB). The energy rating of the building is AA.A for non-renewable primary energy consumption and A for carbon dioxide emissions. This corresponds to a minimum energy consumption of 51kWh/m2 per year.
